Electrical Safety for HMOs

Landlords of houses in multiple occupation (HMOs) are legally required to have an Electrical Installation Condition Report (EICR) carried out every five years. This is to ensure that the electrical wiring and equipment in the property is safe and does not pose a fire risk to tenants.

An EICR is a detailed inspection of the electrical system in a property. It is carried out by a qualified electrician and identifies any potential hazards. If any hazards are found, the electrician will recommend repairs or replacements.

Landlords must provide a copy of the EICR to their tenants and to the local authority. If the EICR is not up to date, landlords could be fined or even prosecuted.

Fire Safety for HMOs

HMO landlords also have a legal responsibility to ensure that their properties are fire safe. This includes installing and maintaining a suitable fire detection and alarm system, as well as providing adequate means of escape.

A fire detection and alarm system should be interlinked, so that an alarm in one room will trigger the alarms in all other rooms. It is also important to test the alarm system regularly to ensure that it is working properly.

HMOs must have a minimum of two means of escape from each bedroom. This could include a door and a window, or two doors. The means of escape must be kept clear of obstructions and the doors must be easy to open, even in the dark.

Other fire safety requirements for HMOs may include:

  • Fire doors on all kitchen and bedroom doors

  • Fire extinguishers on each floor

  • Emergency lighting in common areas

  • A fire action plan for tenants to follow
